OVERVIEW

Strategically positioned on Governor’s Lake, this mixed-use sports complex is a three-story building with a total of 400,000 rentable square feet (RSF) of space. It is paired with a 400-space parking deck drive-in theater featuring 166 Reactance Theaters® licensed screens that exhibit independent films, music, and other entertainment content that targets theatrical release. Drive-in theaters are huge again and represented the majority of moviegoer expenditure during the pandemic. This is an extraordinary innovation that brings additional value to the property.

The arena has a vast integrated small business center, featuring multiple office/retail units for rent on each floor that can be dynamically configured for use as an office or conference room, or private entertainment pod for watching films or live sporting exhibitions.


They can be rented as a standalone room or be combined to create larger spaces on the fly. Traditional offices on each floor will offer long-term leases and will be ideal for food vendors, retail shops, equipment sellers and renters, and healthcare or physical therapy providers. Finally, multiple meeting rooms and banquet halls will be available for hourly and daily rental.

This symphony of retail and office spaces is not easily found elsewhere in Atlanta, GA. Developers have been building large commercial units that are too expensive for small businesses to afford in the area. The proposed affordable, small adjoining modules can be used for purposes such as coffee shops, bars, studios, or offices, or be combined into larger outlets for more specialized needs.

We are deploying a 300-site, 1 million seat enterprise starting with four (4) key states: Georgia, Alabama, Arkansas, and New Hampshire, in unique locations that increase exposure, utilization, and occupancy of the EXE Sports Cineplex™. The target areas for deployment are cities that have disadvantaged populations and need new opportunities for job creation and economic development.

COMMUNITY, CULTURAL, AND CIVIC NEEDS

EXE Sports Cineplex™ will benefit the cultural and civic needs of north Georgia and the surrounding area. The site will feature a state-of-the-art music and entertainment soundstage and multiple ballrooms, all of which can be used for indoor exhibitions, large events, trade shows, music concerts, entertainment shows, and more. The facility will house rentable spaces for civic engagement, educational workshops, and spaces where organizers of local events can conduct their planning.

RECREATIONAL NEEDS

Sports play an important role in American society.

They are tremendously popular but more importantly they are vehicles for transmitting values such as justice, fair play, and teamwork. Sports have contributed to racial and social integration and throughout history have been a “social glue,” bonding the country together. They are great for youth development. More than 97% of student athletes graduated high school, 10% higher than those students who had never participated in sports. Athletes were also shown to have better G.P.A. outcomes than non-athletes. However, household income plays a significant role in participation. Only 28% of youths 13-17 living in homes with an income under $25,000 consistently played sports, compared to 47% in homes with incomes over $100,000.

COVID-19 widened the participation gap due to family finances and safety concerns. The EXE Sports Cineplex™ helps narrow this participation gap. It’s designed using an economic, green efficient building system to minimize construction and operating costs—plus we’ll pursue community, private, and corporate sponsorships to help underwrite its sports programs to increase participation for low-income households. This is not a “pay-to-play” center. Each court and field will be leased to organizers, team owners, and leagues year-round, and we’ll share revenue from ticket sales, concessions, merchandise, and advertisements to ensure organizers can pay players and make a living while helping our youths grow stronger and live better.


CONCESSIONS and TOUCHLESS CHECKOUT

We take a mixed approach to concessions, leveraging food trucks, traditional food vendors, and technology to improve the overall customer experience with delivery options from self-serve to white-glove service in all areas of the site.

Food Trucks. They are immensely popular, which is why we will employ food truck owners and designate a convenient parking area on the first floor of the parking deck. This will encourage food truck patronage and allow the opportunity for food truck owners to increase sales despite the weather.

Traditional Food Vendors. Stadiums make approximately $30 per fan in attendance from concessions. We expect the same trend with EXE Sports Cineplex™ customers. Hot dogs, peanuts, and beer will be found at our events, right alongside lobster rolls and corned-beef sandwiches. However, the price of these items will be substantially lower than traditional sporting venues.

There will be no fees beyond the vendor’s daily, weekly, or monthly rent and facility fee (5%), and no profit sharing with occupying teams to ensure owners can make a living as a food vendor. Food Vendors will be required to accept all-digital payments only and leverage kiosks and express or timed pickups to cut down on wait times for food.

Touchless Checkout. Research from Oracle shows fans spend 42% more on concessions if lines are cut in half—a theory that was proven at Empower Field at Mile High (Denver Broncos), where they successfully cut lines in half and saw a 34% increase in sales. Artificial Intelligence (AI) self-checkout machines allow customers to avoid long lines, get their food and drink quickly, and enjoy their event.

Touchless systems keep customers and employees safe while decreasing checkout friction and time spent waiting in line to pay. Less time in lines means less time near others, particularly people who would normally be shouting orders. Touchless checkout can be implemented with minimal wait time or headaches and quickly provides a return on investment.

The ideal site for the sports complex and its limited surface-level parking is right off Governor’s Lake Road on Pod A. We recommend a shared parking garage which can be used for sports event parking as well as parking for complementary features around our site be built on Pod B. The Reactance Theaters™ drive-in theater parking deck will be located across the street on Pod F. We estimate our features will require approximately 18 commercial acres, including the hotel, plus 5 residential acres for housing for execs, visiting teams, VIPs, etc. for the sports center on pod B. Governor’s Lake is special to us. We are SBA HUBZone certified, and this site is a Qualified HUBZone. Now, we’ll bring our HQ and even more jobs to it.

Movies: Reactance Theaters™ Drive-In Theater Parking Deck

Each EXE Sports Cineplex™ will feature a Reactance Theaters™ licensed drive-in theater parking deck. With 400 spaces and sixty (60) wall-sized high-definition screens, moviegoers and tailgaters park and enjoy dynamic sound through their car radio and experience indie films and entertainment like never before. In the center of the deck is a 6-story building that houses 106 private 24-seat theaters for moviegoers who prefer a traditional exhibition.

Drive-ins are more than just nostalgia. From late-March 2020 through mid-August, drive-ins generated 85% of North American box office revenue (and some weeks contributed north of 95%) according to Comscore data provided. During that same period in 2019, drive-ins accounted for only 2.9% of box office revenue. Although films and people started to return to brick-and-mortar cinemas in 2021 (albeit at far lower levels than before), drive-ins are showing that they have staying power. Through the first 30 weeks of 2021, they still gobbled up a greater share of box office revenue than they did pre-pandemic: averaging 6.2% of weekend box office dollars versus nearly 1.9% for the first 30 weeks of 2019, Comscore data show. People still enjoy drive-ins, and they have proven to be pandemic resilient.

The main building will also have a performing arts center. The performing arts encourage children to explore their emotions, expand their imagination, and helps them develop their own, unique voice. Each discipline of music, dance and drama engages a child’s brain, body, and emotions in different ways to encourage their confidence and find joy in self-expression.

ESports Octagon

2 eSports Octagons will attract gamers, tournaments, and fans. Spectators can watch from outside the glass walls of the octagon or from the comfort of their cars on the big screens in the drive-in theater parking deck. As competitive video games continue to integrate into popular culture, global investors, brands, media outlets, and consumers are all paying attention to the rise in popularity of eSports. In the year 2022, there were 532 million eSports viewers worldwide. It is estimated that viewers will climb to nearly 35 million in the US alone by 2023. The global eSports market size was valued at USD 1.22 billion in 2021. The market is projected to grow to USD 5.48 billion by 2029, exhibiting a CAGR of 21.0% during the forecast period.
